Our Beliefs

We believe that shelter is a basic human right, and we don’t have enough. But the industry’s current development practices can’t meet demand in a way that works for owners, or the environment. We can’t wait for rates or policy changes to increase supply, and we know that to truly lower costs, we must learn to thoughtfully and strategically leverage prefabrication to build with less waste and fewer people onsite.

We believe that modern construction practices require modern development tools to achieve more predictable, and more profitable, outcomes. And we believe that we are the right team with the right approach to transform one of the world’s largest and most critical industries.

Founders

We’re a passionate team with 30+ years of experience in real estate development, construction, and innovative building approaches. We met as co-workers, delivering Juno East Austin for the original designers of the Juno Mass Timber System. In 2024, we saw an opportunity to take the best of that approach and combine it with a fresh perspective to deliver on the promise of prefabrication.

Emily Mills Marineau

Emily combines strong financial and business acumen from prior roles at firms like Morgan Stanley and Apple with a passion for the potential to transform this industry. Her experience with real estate innovation comes from prior roles with companies like Katerra and Juno, as well as her own personal prefabricated building project in Northern California. The insights and lessons learned give her a unique perspective that will add value to any project.

Jen Canchola

Jen Canchola

Jen brings 20 years of construction and development experience. She started in the field delivering multifamily, hospitality and student housing projects for national contractors. She worked her way up to the development side—managing entitlements and predevelopment for large master plan projects in San Francisco. Jen is a master estimator, forward thinking project manager—relentlessly focused on constructibility—and a next-level golfer.
